Market Update · Fall 2026

Orlando's housing market is settling into a more balanced rhythm. Prices are holding steady, inventory is building and buyers have more room to negotiate than at any point in the past few years. Here is what the latest numbers say, and what they mean for you.

The Metro Orlando Numbers

According to the Orlando Regional REALTOR® Association's September 2026 report, the most recent available:

  • Prices are stable. The median sale price of $399,610 is within 1% of September 2025 ($402,319).
  • Sales slowed. 2,325 homes sold, down 6.2% from August, as mortgage rates rose to about 7.4%, their highest level since late 2023.
  • Inventory is building. 12,464 homes were for sale and new listings rose 3.1% to 3,546.
  • The market is nearly balanced. Months of supply climbed from 4.9 to 5.6. A balanced market is generally considered to be about six months.

A Closer Look: Luxury Inventory by Community

Metro-wide medians only tell part of the story. Using live MLS data, here is how many single-family homes are listed for sale in Audrey's core communities, and what share are priced at $1 million or more (as of November 6, 2026):

CommunityHomes Listed$1M+
Windermere191130 (68%)
Winter Park21296 (45%)
Lake Nona (32827)12951 (40%)
Winter Garden47386 (18%)
Orlando (city)2,313313 (14%)
Clermont53437 (7%)
Kissimmee1,863119 (6%)

Windermere stands apart: more than two-thirds of its homes for sale are priced at $1 million or above, reflecting its lakefront estates and gated golf communities such as Isleworth and Keene's Pointe. Winter Park and Lake Nona follow, while Winter Garden, Clermont and Kissimmee offer a wider range of price points.

What This Means for Buyers

Higher rates have cooled competition, and more inventory means more choice. Many buyers can now negotiate on price, closing costs or a rate buydown, and take time for inspections without facing a dozen competing offers. If you have been waiting on the sidelines, this may be a window worth exploring.

What This Means for Sellers

With homes taking a little longer to sell, pricing and presentation matter more than ever. Well-prepared homes priced in line with the market are still selling, while overpriced listings tend to sit. Professional photography, thoughtful staging and the global reach of Sotheby's International Realty help your home stand out to qualified buyers.

Relocating or on PCS Orders?

A more balanced market gives relocating buyers and military families more time and flexibility. Audrey's military relocation services include virtual tours and remote closings so you can buy with confidence from anywhere.
